By how many will NewBuy boost house building numbers?

By how many will NewBuy boost house building numbers?

Praised in some quarters and vilified in others, NewBuy appears to have been misunderstood and over-hyped. It’s not, for instance, as some think primarily a way to get first-time buyers (FTBs) on the housing ladder and it will not generate 100,000 “extra” new homes over the next three years. It is in essence an allocation of the overall mortgage pot supported by an indemnity fund that is design to provide high loan-to-value mortgages to buy new-build homes. But while it…

Figures show we are just not building enough homes. It is that simple.

The latest official house building statistics to emerge underline the massive task ahead for the Government if it is to meet its promise of boosting English house building rates to a level above that achieved before the recession. It was in September 2010 that Grant Shapps ambitiously announced this “Gold Standard” against which he, as housing minister, would be judged.

It’s time for Shapps to find a big bazooka

It’s time for Shapps to find a big bazooka

In September 2010 Grant Shapps set a “Gold Standard” against which he, as housing minister, would be judged – to see a house-building rate at least matching that achieved before the recession. There are few targets (political hostages to fortune, perhaps) discernable from the reams of documentation and hours of speeches and statements made by this Government. But this is one. It is important. The consensus is England needs more homes. Sorry, a lot more homes, more even than the previous…

The Housing Strategy: Was that it?

The Housing Strategy: Was that it?

There’s little doubt that we need radical solutions to build more homes. There is a broad consensus for that view, leaving aside supporters of Malthus, the Daily Telegraph anti-house-building campaign and a few others. There’s little doubt also that the issues are complex and we need a strategy rather than one big idea to save the day. But unless I am very much mistaken the 88-page Laying the Foundations: A Housing Strategy for England probably doesn’t amount to a strategy…

Things may look slightly better in the housing market, but I wouldn’t get too excited

Things may look slightly better in the housing market, but I wouldn’t get too excited

The balance of the news over the past couple of weeks suggests things are getting better rather than worse. But what does it all say about the medium-term prospects of the housing market? To recap. Today Persimmon released a broadly positive interim management statement with the tasty nugget of a 35% increase in first-time buyer visitors over a year ago. Bovis also released its statement today which said private reservations in the 44 weeks to November 4 were up 22%…

2011 is set to be worst year in decades for UK house sales

2011 is set to be worst year in decades for UK house sales

The latest set of residential property transactions figures from HMRC (the Revenue) make for rather gloomy reading. Without a perking up of sales in the final quarter the number of homes sold in 2011 is set be the lower than the slump in 2009. The seasonally adjusted HMRC data show that the number of homes worth more than £40,000 is continuing to slide. And, given the way things seem to work, that means we should not be surprised if fewer…

Why a 1930s style private-sector house-building boom seems highly unlikely

Why a 1930s style private-sector house-building boom seems highly unlikely

As the parallels with the 1930s depression become increasingly unavoidable, I sense a new romantic surge of interest in the notion of a private-sector-led house-building boom driving economic recovery. For those not familiar with the 1930s private house building market, completions in England in 1934 hit almost 290,000. That is near on three time current levels. Never before nor since has there been such numbers of private homes built in England. The public sector was not workshy over that period…

Housing market seems to be entering a new phase as economic worries grow

Housing market seems to be entering a new phase as economic worries grow

The housing market survey released today by the surveyors’ body RICS adds to other recently released data that all seems to points to a slide in prices everywhere except London – which in housing terms is another country. The RICS data show a negative balance of 23% of those questioned suggesting prices were falling rather over the past three months above those that saw prices rising. This fits with most other house price indicies which suggest that prices are tracking…

A good planning system is critical, but right now the debate is a massive distraction

A good planning system is critical, but right now the debate is a massive distraction

The battle over planning between the build-more-homes lobby and the forces for countryside conservation is extremely important. It will define, at least in part, where people can live and what our treasured land looks like in the future. It is essential that we have a planning system that efficiently, effectively and more importantly fairly balances the conflicts between development and conservation. But right now the debate over planning is a massive distraction from the real and immediate issue – money. There…

Don’t read scare stories into the housing figures – we already know things are bad

Don’t read scare stories into the housing figures – we already know things are bad

The latest CLG house building figures for the second quarter of this year seem to be consistent with the view that activity is settling down to a new post-recession lower level. Much has been and is made of the jumps up and down each quarter in the starts and completions figures. But this volatility should be and should have been expected. No more significance should be given to the latest drop in starts than to the buoyancy in the numbers in…
