Is the deep-seated problem of housing supply really just about planning?

Is the deep-seated problem of housing supply really just about planning?

Does constraint on planning approvals restrict the supply of homes or does the demand for homes determine the level of planning approvals? Perhaps both work in tandem or parallel. These questions have bugged me for years. Here’s some fresh thought prompted by the release of the latest house-building figures and, in part, by concerns expressed over the weekend by Bank of England Governor Mark Carney about “a housing market that has deep, deep structural problems”. The housing market is a…

What really drives planning applications?

What really drives planning applications?

They say: “If you don’t ask, you don’t get.” That’s certainly true for house builders and developers looking to gain planning permission. If they want to increase their supply of permissioned land on which to build houses they have to put in a residential planning application in the first place, which then may or may not be rejected. The official construction figures add to the growing case for cautious optimism

The official construction figures add to the growing case for cautious optimism

The latest construction output figures provide yet more reasons to suspect that the industry may be pulling itself out of its slough. That set of questions in various guises came at me a few times yesterday as I was sipping a cappuccino in a sunlit Covent Garden cafe and while lunching on tapas with an old friend in Soho. My rare treat of an away day from numbers was not to be. Still. My initial reaction was: the figures may look scary, but…

Did the letter from the Communities Secretary to local authorities throw planning into a pickle?

Did the letter from the Communities Secretary to local authorities throw planning into a pickle?

There has been a lot of screaming about housing projects being abandoned after a letter was sent in late May from the Communities Secretary Eric Pickles to local authorities saying regional targets were, in effect, dead. The National Housing Federation recently claimed that 85,000 planned homes have been scrapped as a result. So as I was doing research for the forthcoming Housing Market Intelligence report analysing planning data produced by Barbour ABI, it seemed wise to see what the data suggested….

Residential planning activity bounces back

Residential planning activity bounces back

The latest Government planning data on the face of it supports the view that there has been a bounce in activity within the house building sector. The topline data, released today, for residential planning decision show a fall in the September quarter compared with both the previous quarter and on the same quarter last year.
